Landlord refuse return my 2 month deposit after moving out, what to do?

Rented a condo in Subang 2 years, always paid on time, left the place clean. Now landlord keep quiet, wont return my 2 months + utility deposit, claim vague "damages" but no proof. What are my options to get my sewa deposit back?

Went through this exact thing. First, gather your evidence: the tenancy agreement, your move-out photos/video showing clean condition (if you have them - always take these next time!), and any WhatsApp records. Send the landlord a formal written demand (email + WhatsApp) stating: you left the unit in good condition, request itemised proof of any claimed damages with receipts, and demand return of deposit within 14 days. Reference your tenancy agreement clause on deposit. If they still refuse and it is under RM5000 range, you can file at the Tribunal for Consumer Claims? no - for tenancy, small claims via the Magistrate Court (or engage a lawyer for a letter of demand, sometimes a lawyer letterhead alone scares them into paying). The burden is on the landlord to PROVE actual damages; vague claims dont hold. I got mine back after a lawyer demand letter (cost me RM200, worth it).

Sometimes just being firm and persistent works. I kept messaging politely but consistently, and mentioned I am prepared to take it to small claims court. Once landlord realised I am serious and documented, he paid up to avoid the hassle. Dont just give up, they count on tenants giving up lah.

Legal Aid Bureau (Biro Bantuan Guaman) gives free/cheap legal advice if you qualify. Also the small claims procedure at Magistrate Court is designed for people to represent themselves without lawyer for smaller amounts. Look into it before you write off the money.

Malaysia still no Residential Tenancy Act (been talked about for years), so it is governed by contract law and your tenancy agreement. That is why your written agreement and move-out condition evidence matter so much. For future rentals: do a joint move-in inspection with photos signed by both parties, saves so much dispute later.
